When starting out on a new build project, it is important to ask the right questions. But as a new-comer to the world of home building, what are the right questions?

The key components that often trip up a new build seem to be similar regardless of the owner’s individual requirements. We’ve covered a couple of these below, to help you with your project home build.

Why should I build with you?

This initial question is a very important one to ask and the answer will really depend on your personal circumstances. What is important to you when looking for a building partner? Is it price alone? Quality? Speed? Evaluating exactly what you are looking for in a home, and subsequently your project builder, is the cornerstone to facilitating a positive building experience. Beechwood Homes endeavour to meet the unique needs of all their clients.

Can you build to suit my block?

Block size, slope and location can put additional demands on building requirements. It is really important to discuss any concerns you have about your block of land with your builder to ensure you do not stumble across any unforeseen costs during the construction process.

What are the inclusions for my home design’s package?

Thoroughly understanding exactly what comes as part of your home’s building package avoids disappointment when it comes to your finished product. So many people assume that certain things will be included as a standard feature and are really upset when they check their contract too late. If you have any doubts, always clarify with your builder as to exactly what comes with your home.

What if I want to change one of your standard designs?

Although modern home designs are usually carefully considered to account for flow, function and appeal, sometimes they may just require a few little changes. Always check with your builder if alterations are allowed and at exactly which point they need to be made. Deadlines for alterations to design are usually very early in the construction process so that the builder can provide the best possible finished product.

What is expected of me during the construction process? How will I know when to do these things?

Understanding your role as the home owner in the construction process can help to ensure that it runs smoothly towards a successful outcome. It is important to always keep an open channel of communication with your project builder to avoid delays, conflicts and disappointments.

The decision to embark on your own new home journey is a really exciting one. But what happens after you have made that decision? Where do you start?

Choosing to build with Beechwood Homes as your builder is a very personal decision but it can be a highly efficient and less stressful way to build your new home. During the construction process, the complexity of contracts, tenders and regulatory requirements are facilitated predominantly by the team at Beechwood Homes. We can help to guide you through the different stages of construction, acting as your building partner the whole way through.

Understanding the construction process is important in order to know where to start, and how to get into your new home quickly and successfully.

The Beechwood Construction Process

  1. Finding your land

Beechwood Homes are happy to work closely with you whether you have bought your block, are still looking for it, or have decided to go with one of our House and Land options. Finding the perfect location for your new family home is important to the success of the overall build. Beechwood can assist you with this process and expertly advise on land features and availability. Remember that a cheaper block to purchase may be a more expensive block to build on.

  2. Visiting a display home and a personal consultation

After making the decision to build a new home, it is important to come and see our homes at one of Beechwood’s display home locations. Here you can speak to our staff and organise your personal consultation.

During your personal consultation, all stages of the process and your expected requirements will be clearly explained so you will know exactly what is happening, and what is coming up next.

  3. Choosing your new home

After carefully considering your own personal needs and wants, it is time to decide on exactly what you would like your new home to be in terms of design, aesthetics and colours.

Once you have decided on your new home’s design and character, our team will put together a formal proposal so all details can be clearly outlined.

  4. Signing the contract

Your acceptance of the contract gives us the go ahead to start building your new home. There is a small window of opportunity at this point to make changes to your contract but be sure to do this quickly as further charges will be incurred and delays may result for alterations made after this time.

  5. Commencement of construction

Being able to see your home evolve is a really exciting part of the Beechwood construction process. Beechwood endeavours to keep you updated on the progress of your home throughout construction.

  6. Handover processes

Before you can begin enjoying your new home, we need to finalise everything in what we call a “handover”. During this process it is important to inspect your home and give us relevant feedback. Once everyone is happy, you can move in your new home!

  7. Build a new life with your family

The best part of the construction process is the finished product. Sit back and relax in your new family home that has been purpose-built to enhance the quality of your lifestyle.

Choosing Beechwood Homes to be your project building partner is simple. Just visit one of our display homes or call us on 02 9616 0999 to chat to one of our friendly consultants.

Every family is different in its own way. Deciding on not only the current and short term needs of your family, but also the long term requirements you will have from your household is an important step of building a project home. A recent Multi-Generational Study by the Australian Housing and Urban Research Institute shows that one in five Australian households have adults from two or more generations living under one roof. The report shows that multi-generation living arrangements are highly-concentrated in and around suburban areas.

When planning your new home, it’s important to try and plan for your family’s future. For example, trends show that children are staying at home longer, so planning separate living areas and kid’s bedrooms that may become bedrooms for young adults at a later stage are part of the design and planning process. As parent’s age and retire, perhaps they will stay for extended periods or even become dependent.

Beechwood Homes understand that not all families operate under a traditional model and design and plan houses with this in mind. The award winning Asquith 36 single storey home is a great example of a floor plan designed for multi-generational living.  The Asquith 36 features a separate guest wing, complete with ensuite and robe as well as three separate living areas that can be used as a study, theatre room or traditional lounge room. The Asquith 36 home design recently won ‘Best exhibition/project home from $250,000-$300,000’ at the 2015 Master Builders Association of NSW Excellence in Housing Awards.

The Asquith 36 is a single storey home and part of Beechwood’s popular Evolution series. You can view the Asquith 36 at Housing World, Shell Cove on the South Coast and also Hunter HomeWorld at Chisolm, Berry Park on the North Coast.

Beechwood Homes have a wide range of project building options to account for nearly every type of family model, meaning whatever your situation - everyone can be comfortably accounted for.

Mortgage Insurance, or Lenders Mortgage Insurance, is generally payable by those who have an initial deposit of less than 20% of the total value of the loan. While this can be seen as an extra cost on top of the bank loan, it can also help people achieve the dream of home ownership earlier.

By protecting their loans, Lenders Mortgage Insurance from some lenders can allow you to borrow up to 95% of the purchase price of your home, with a lower deposit than is usually required.

Traditionally, lenders require borrowers to have at least a 20% deposit. However by using Lenders Mortgage Insurance, lenders can offer lower deposit home loans. Lenders Mortgage Insurance protects the lender if a borrower is unable to meet their mortgage repayments.

Genworth, one of Australia’s largest Lenders’ Mortgage Insurance providers, has generated some ballpark calculations for the cost of Mortgage Insurance for a first home borrower in NSW, based on different deposit amounts. It also has an LMI calculator to narrow down the cost based on your finances.

With the current low interest rates and highly active property market, many lenders are competing for your mortgage by offering loans which waive the cost of Mortgage Insurance for loans up to 85% loan to value ratio, meaning your deposit can be 15%, not the previous entry barrier of 20%.

Most importantly, be sure to speak with different lenders to ensure you get the best value mortgage for you.
