The key components that often trip up a new build seem to be similar regardless of the owner’s individual requirements. We’ve covered a couple of these below, to help you with your project home build.

Why should I build with you?

This initial question is a very important one to ask and the answer will really depend on your personal circumstances. What is important to you when looking for a building partner? Is it price alone? Can you build to suit my block?

Block size, slope and location can put additional demands on building requirements. It is really important to discuss any concerns you have about your block of land with your builder to ensure you do not stumble across any unforeseen costs during the construction process.

What are the inclusions for my home design’s package?

Thoroughly understanding exactly what comes as part of your home’s building package avoids disappointment when it comes to your finished product. So many people assume that certain things will be included as a standard feature and are really upset when they check their contract too late. If you have any doubts, always clarify with your builder as to exactly what comes with your home.

What if I want to change one of your standard designs?

Although modern home designs are usually carefully considered to account for flow, function and appeal, sometimes they may just require a few little changes. Always check with your builder if alterations are allowed and at exactly which point they need to be made. Deadlines for alterations to design are usually very early in the construction process so that the builder can provide the best possible finished product.

What is expected of me during the construction process? How will I know when to do these things?

Sydney is “bursting at the seams” and it is apparent that our infrastructure is not coping. We as a city, are growing much faster than our current development processes and community facilities can accommodate.

The drastic housing affordability issues we are going through put many Sydney families under enormous mortgage and lifestyle stress as they attempt to achieve the dream of owning their own home. The knock-on ramifications of extremely high house prices affects more than just income. A broad range of socio-economic factors that formulate a community are adversely affected by housing affordability crisis situations similar to those being experienced now.

In response to Sydney’s affordability issues, the Federal Government have just announced some of the biggest land development news in over a decade. The proposed Greater Macarthur Land Release is currently investigating the viability of developing around 7,700ha of land in the region creating three new suburb precincts: Wilton Junction, Menangle Park and Mount Gilead.

On 22nd September 2015, the NSW Minister for Planning, Rob Stokes, made the announcement that this development is in full investigation stages to facilitate and satisfy the rezoning and planning requirements. Working closely with both Campbelltown and Wollondilly councils, the NSW Planning Department are carefully considering the land release so that it does not undermine the rural and historic qualities of the area.

The Greater Macarthur Land Release is going to provide extensive opportunities to build modern, healthy communities. We are excited about this new land release as we see it as an excellent, and much-needed, development alternative for Sydney.   1. Finding your land

Finding the perfect location for your new family home is important to the success of the overall build. Beechwood can assist you with this process and expertly advise on land features and availability. Remember that a cheaper block to purchase may be a more expensive block to build on.

  2. Visiting a display home and a personal consultation

    After making the decision to build a new home, it is important to come and see our homes at one of Beechwood’s display home locations. Here you can speak to our staff and organise your personal consultation.

    During your personal consultation, all stages of the process and your expected requirements will be clearly explained so you will know exactly what is happening, and what is coming up next.

  3. Choosing your new home

    After carefully considering your own personal needs and wants, it is time to decide on exactly what you would like your new home to be in terms of design, aesthetics and colours.

    Once you have decided on your new home’s design and character, our team will put together a formal proposal so all details can be clearly outlined.

  4. Signing the contract

    Your acceptance of the contract gives us the go ahead to start building your new home. There is a small window of opportunity at this point to make changes to your contract but be sure to do this quickly as further charges will be incurred and delays may result for alterations made after this time.

  5. Commencement of construction

  6. Handover processes

Earlier this year, Beechwood Homes were awarded Best Exhibition/Project Home between $250,000-$300,000 at the 2015 Master Builders’ Association of NSW Excellence in Housing Awards for the Asquith 36 floor plan and design.

Trying to build a timeless bathroom or kitchen has long been a desire of home owners, making sure that choices made today don’t look totally out of place in just a few years’ time.

Some of the choices made in the past have certainly taken from colour trends of the time. The paisley and florals of the 60’s or the brown, yellow and orange combination popular in the 70’s to name some very notable examples.  Because trends are just that – a passing popularity – it’s best to choose neutral colours and materials because they always come back in style and can be easily updated or stylised with accent design elements.

Simplicity is often the key to avoiding passing style trends and to building kitchens and bathrooms that have a timeless appeal. Maintaining a degree of simplicity will ensure you don’t need to update it in two to three years’ time.

Sticking to relatively subdued colours will help your kitchen stand the tests of time, but this doesn't mean it needs to be boring, or that white is your only option. It can be a bit of a myth that it is cheaper and quicker to be an owner-builder when building your new house.

Not only do you need to understand all aspects of building codes, council regulations and planning, but you need to have the right contacts to buy at trade rates and have a wide network of tradie contacts who you know how to schedule in the right order to make the best use of time and budget. And of course, you need to complete the Owner Builder course to prove that while you aren’t a licensed builder, you have the proficiency and skills to be responsible for the building work as a fully licensed builder would be.

As builders, we are full time builders. This is what we do day in, day out. Most owner/builders have full time jobs and responsibilities. So unless you have hours and hours to spare daily or a very understanding employer who doesn’t mind you directing the build, chasing up trades and inspecting the worksite, owner/builder can be an extra layer of stress that adds more pressure to your already busy life.
