Choosing the right floor plan for you, sounds simple, but in fact can be one of the hardest decisions when deciding to build a new home because it requires a huge amount of imagination, planning and forward thinking.

When choosing floor plans, be sure to consider your family dynamics and lifestyle. It may sound like a cliché, but whilst a home may look pretty on display, you need to be able to imagine your family living in the home. And you need to plan for not only what you family looks like today, but also for extra kids that might come along in the next few years.

Finding the right colour palette for your Beechwood Home

If you are an entertainer, you will need plenty of living space and a perfect outdoor area. Older children often require larger bedrooms. If you are a collector or love scrapbooking, you will require plenty of storage space. If the in-laws will be staying over, you will need a guest space. But a word of warning – if your guest space is much nicer than their home, they might never leave! If you have younger children, choose a design that leaves you with plenty of outdoor space for them to run around. You will also need to consider how your proposed design will sit on your block of land and whether you would like a single storey or double storey house.

If you are finding the whole process of selecting a floor plan difficult, a suggestion would be to walk through as many display homes as possible (preferably Beechwood display homes!). Take some notes  of what you find appealing with each particular design. Also, stand back and watch your family inspect these homes. They might point out features that you may not have thought of.

After you have started to narrow down your selections, consider all the furnishings you would like to use in  your new home. Often people choose their floor plans without contemplating their furnishings, and then discover their furniture will not fit. Whilst ‘chunky’ comfortable lounges are great, they take up considerable space. You also need to consider how you get them into your house and whether door openings will be wide enough. It is a great idea to take a tape measure with you when inspecting.

Finally it is important to note, that our designs can be customised to suit your needs. Beechwood Homes staff member Jessica recently took her family to a trip to visit the range of Beechwood Homes on display at Housing World Shell Cove. The following is her experience while she was there.

When I first pulled up outside the sales office I was blown away by the four impressive homes that stood before me. I could not help but imagine what it would be like to pull into the street with the kids in tow, have us all pile out of the car and race through the front door at the end of a hard day’s work. With a smile on my face, we all proceeded through to inspect the homes.

I found myself standing back and watching my children explore the home. They were drawn to the large open living spaces, opening every door they could find and racing through the homes arguing which room would be theirs. My husband was more impressed with the theatre rooms and whilst getting comfortable on the lounge proceeded to tell me, “We need a room like this at home to be my ‘man cave’.”

I have to say I was most impressed by the kitchens and large pantry spaces, one home even had a butler’s pantry; something I would love to have in my own home. This was an affordable home design that offered something special to each of us.

Upon leaving, I stopped to talk to Matt Slee, one of the Building and Design team members at Beechwood Homes. He was extensively knowledgeable with each of the new designs on display. We got to talking about what inclusions come with these homes. I was surprised at the amount of quality inclusions that Beechwood offer as “Indulgence Packages”.

These Indulgence Packages include items that I had not expected, but with inclusions like carpet and tiles, 3 coat paint system and termite resistant frames, I walked away being genuinely impressed with Beechwood Homes.”

The Newcastle Jets have been knocked out of the 2015 FFA Cup after losing a penalty shootout to Perth Glory in Newcastle on Tuesday night.

David Carney opened the scoring for the Novocastrians in the 24th minute after seizing on a Glory defensive error and firing past the Glory keeper.

The Jets held the lead until the 87th minute, when the Glory equalised after a dangerous cross into the area.

The Glory were awarded a controversial penalty in the 1st minute of extra time, which was converted from the spot, and saw the Glory take the lead for the first time.

However, the Jets continued to fight and their superior fitness saw them dominate the second period of extra time. That dominance was rewarded with a goal when returning recruit, Labinot Haliti, scored at the far post in the 116th minute. The scores were level at 2-2 at the end of extra time, and the match moved to penalties.  

Glory keeper, Jerrad Tyson, was a constant thorn in the Jets’ side having made several saves to thwart dangerous chances from the Jets during the course of the match. The Perth keeper continued his heroics and managed 3 saves in the penalty shootout. Whilst the Glory missed two chances from the spot, they advanced to the next round of the FFA winning 4-3 on penalties.

Whilst Jets coach, Scott Miller, was unable to get the dream result in his first competitive match in charge of the Jets, the team’s effort and performance showed that supporters have good reason to be optimistic about the 2015-16 A-League season, which kicks off in early October, where the Jets are drawn to travel across the ditch to take on the Wellington Phoenix in the first round.

One of the most asked about topics that often comes up when starting the planning process with Beechwood Homes’ is “What is the difference between a Development Application (DA) and a Complying Development Certificate (CDC)? 

It is important to note that before any work can commence on your new home, either a DA or CDC will need to be lodged and approved by your local council or a qualified certifier.

What are DAs and CDCs? And what is the difference between them?
A Development Application (otherwise known as a DA) is the application made to your local council seeking consent to carry out a development. A Complying Development Certificate (otherwise known as a CDC) is an alternative to a DA and can be known to some as a fast track approval process when dealing with a more straight-forward development.

The major difference between the two is that a CDC’s requirements for development approval are a more universal set of requirements and cannot be amended to suit the needs of your development. The requirements for a CDC are considered to be “black and white” and these requirements apply across the state of NSW. The requirements for a DA will vary between the local councils of NSW. Each local council have their own set of requirements specific to their regions, and whilst your local council may have similar requirements to that of a CDC, your local council are in a better position to assist you with a development approval for your project if your development needs are more complex.

How do I know which method is the most appropriate for my job?

When do I need to decide which path I will go down for my development application?
The decision for a development application will need to be finalised in the early stages of planning your development. Once you receive your plans and tender for review, the team at Beechwood Homes will then discuss with you our recommendations for your development application. Beechwood’s recommendation will be based on your job’s specific needs and requirements.

Is there anyone who can help me with my development application?
When you have opted to build a new home or conduct a knock-down rebuild with Beechwood Homes, the good news is we will guide you through the entire building process starting from the planning stage right through to construction and even maintenance stages, as seamless as possible. New South Wales has been declared the premier state in Australia for residential building, according to new figures released last month. The Housing Industry Association (HIA)’s bi-annual Housing Scorecard report reveals that NSW has been elevated to the number one ranking for residential building with a score of 85 on the strength of the state’s home building recovery.

HIA economist Geordan Murray said the figures emphasised the concern for first home buyers. “Lending figures reaffirm the challenges facing first home buyers. First home buyer lending highlights this as the weak spot in the housing market, and ranked NSW as the third weakest jurisdiction on this indicator.”

Sydney FC have won their opening FFA Cup match against Sorrento FC with a dominant 2-nil victory in Perth on Wednesday night.

The Sky Blues took an early lead courtesy of Shane Smeltz converting a penalty in the second minute after Robert Stambolziev was fouled in the box.

It took some time for Sydney FC to seal their victory, but a well taken strike by Max Burgess in the 75th minute ensured the progression of the Sky Blues to the round of 16.

Sydney FC now await their next opponents in the Westfield FFA Cup with the draw for the next round set to take place following the conclusion of the round of 32 next week. Sydney FC will be in action in the next round of the Cup between 25 August and 2 September.

The Skwirk/Beechwood Racing Team piloted by Nathan Antunes was back in the winner’s circle at Round 3 of the Australian GT Championship held at the Townsville Street Circuit last weekend.

Round 3 comprised two 1 hour races. The team qualified in 3rd position for Race 1. After a great start, Nathan jumped up a place, but a compulsory extended pit stop saw Nathan drop back into the field. Despite facing brake pedal troubles, Antunes was able to make up a few spots to finish 5th at the chequered flag. A post-race penalty then advanced the team to 4th place and handed the race victory to the Ferrari 458 driven by Tony D’Alberto and TV personality Grant Denyer.

After a big night with the team modifying the set up of the Audi R8, Antunes started Race 2 in fourth position. Another quick start saw Nathan challenging for the race lead. After the compulsory pit stops, Nathan opened up a healthly lead. However, a late safety car allowed the field to bunch up. However, some late inspired driving from Antunes saw off the challenge from D’Alberto and Denyer and Nathan claimed his third race win of this year’s championship. The fourth and first place results were good enough to see Antunes come in second for the Townsville weekend.

Nathan has moved into second place in the overall standings of the Australian GT Championship, narrowly behind Tony Quinn’s McLaren, heading into round 4 of the Championship to be held at Sydney Motorsport Park (Eastern Creek) on 21-23 August.

After a disappointing 30-28 loss to the Cronulla Sharks at Hunter Stadium last Sunday, the Newcastle Knights head to Brisbane to take on the table topping Brisbane Broncos this Friday night.

The Knights held a 10 point lead early in the second half, in part due to the acrobatics of young fullback Jake Mamo, who set up one of the tries of the season. However, the Novacastrians let in 3 quick Shark tries and were unable to regain the momentum and lead.

Brisbane will be confident heading into this Friday’s clash, having won 6 of their past 7 matches including previously overcoming the Knights in Newcastle earlier in the season. Conversely, the Knights have lost 9 of their past 10 matches and have several top line players injured or suspended.

However, the Knights will have a point to prove facing up to the team coached by their former mentor, Wayne Bennett.
