Beechwood now has display homes for you to visit across three separate Sydney locations – Oran Park, Kellyville and Gledswood Hills with twelve different display homes to explore.

Visiting a Beechwood Sydney display home is a great way to explore the different features available and see how a Beechwood home would suit your family needs – while also giving the kids a chance to argue over which bedroom they each want.

To make the most of your visit to a Sydney display home, plan your visit in advance to make sure you are seeing the display homes that most suit you – single storey or double storey? How many bedrooms and bathrooms are ideal for your new home? What are some of the non negotiable features you want in your new home?

When you are in the display home, take your time to look around, envisage how your family would make use of the space. Stand in the kitchen – can you see the kids playing in the backyard? Do you need to? Is there a quiet study space for your home office or for your teenager to study? What is the proximity of the bedrooms – do you want to be right next door to the rest of the family or enjoy and bit of a parents retreat?

Ask the sales person for a brochure on each home so you can take notes – seeing just three to four display homes during a visit can start to blur what you liked and didn’t like about each of the home designs. And that includes did it “feel” right for you, not just if it’s right on paper, ...and yes…we’re more than happy to make changes to suit your needs!!!

IMG 4621--Winning-entry

We have received some excellent entries in our Newcastle Knights Most Passionate Fan Competition.

The quality of entries has demonstrated what we already knew – the Knights have some of the most passionate and die hard fans in the world.

From people who repeatedly travel vast distances to get to a Knights game, to the many that attend every week through rain, hail or shine (and lets face it, there have been a few rainy matches this year), and to the vast majority of people who bleed “Red and Blue”, or who wear their jersey with pride every weekend (and even after a loss), we say thank you for your entries. It was a difficult task to decide on a winner.

Ryan will be collecting his signed 2015 Knights jersey at this Saturday’s match against the Bulldogs. Beechwood will be the proud match day sponsor of Old Boys Day, Kurt Gidley’s 250th match and a farewell to a few club legends. Plenty of activities are planned and make sure you check out the Beechwood Homes Racing Audi R8 which will be parked at the main western entrance.

Antunes-Sydney

The Skwirk/Beechwood Racing Team piloted by Nathan Antunes has taken back the lead in the Australian GT Championship after Round 4 held at Sydney Motorsport Park at Eastern Creek last weekend.

Round 4 comprised two 1 hour races. The team qualified in 3rd position for Race 1 after an anxious moment in qualifying where he had head towards the grass to narrowly avoid spun out cars across the track.

Race 1 on Saturday afternoon saw Nathan hold 3rd position throughout. The field was held behind a late safety car before a 10 minute dash to the finish. Nathan has able to jump up one place in the scramble home, and missed victory by a mere 0.3 seconds to the Christopher Mies / Ryan Millier combination.

Race 2 was held on Sunday morning and inclement weather greeted the drivers. Nathan started the race in second position, but was able to gain the lead on the first corner. However, kaos ensued behind the Skwirk/Beechwood Audi and several competitors slid off the track (and some into the unforgiving concrete walls causing tens of thousands of dollars damage to McLarens, Ferraris and Audis). There were several extended safety cars and an extended compulsory pit stop (due to Nathan’s high ranking) saw him resume the race in 22nd position and narrowly avoiding being lapped with half an hour remaining. Nathan made up all but 13 seconds of the 2 minute deficit that had been established by the eventual race winner, TV personality Grant Denyer, and finished the race in 3rd position.

The two podium finishes were good enough for Nathan come in second for the Sydney weekend, but importantly regain the lead in the Championship with two rounds remaining. Nathan’s race results in the 8 races held in this year’s championship have been 1st, 1st, 3rd, 11th (car trouble), 4th, 1st, 2nd, 3rd.

Round 5 of the Championship will be held at Sandown in Melbourne on September 11-13.

It is an undisputed fact that Beechwood Homes have been through some tumultuous times. This July 29 marked the 7 year anniversary of the current management taking over Beechwood. It is not our nature to dwell to past happenings, this is the opportunity to acknowledge that it has taken a lot of hard work and some patience, but we have re-emerged as a stronger, driven and more reliable building company across Sydney and NSW.

It is true that when we took control of Beechwood Homes back in 2008, we inherited a long list of issues to work through. It has been our solid commitment to our clients that has seen us honour existing contracts and strongly push ahead with new and exciting ventures.

In the 7 years since taking on Beechwood Homes, we have built over 3,500 affordable family homes. We have built 3,500 homes that families will relax in, enjoy their time together in, and will build their lives in.

Beechwood Homes have been instrumental in the development of not only metropolitan estates but also regional building centres in NSW. We have now expanded our building locations to areas such as the South Coast, the Central West, and as far North as Port Macquarie just to mention a few.

By making our family homes and services available to people in these regional areas, we are creating an opportunity for affordable housing and lifestyles for those who may not otherwise be able to get into the market. We are opening up Australia.

Mortgage Insurance, or Lenders Mortgage Insurance, is generally payable by those who have an initial deposit of less than 20% of the total value of the loan. While this can be seen as an extra cost on top of the bank loan, it can also help people achieve the dream of home ownership earlier.

By protecting their loans, Lenders Mortgage Insurance from some lenders can allow you to borrow up to 95% of the purchase price of your home, with a lower deposit than is usually required.

Exclusive offers for Beechwood Homes customers!

The team at Mortgage House have organised some competitive rates that are exclusive for Beechwood Homes customers. To find out more, simply click here

Traditionally, lenders require borrowers to have at least a 20% deposit. However by using Lenders Mortgage Insurance, lenders can offer lower deposit home loans. Lenders Mortgage Insurance protects the lender if a borrower is unable to meet their mortgage repayments.

Genworth, one of Australia’s largest Lenders’ Mortgage Insurance providers, has generated some ballpark calculations for the cost of Mortgage Insurance for a first home borrower in NSW, based on different deposit amounts. It also has an LMI calculator to narrow down the cost based on your finances.

With the current low interest rates and highly active property market, many lenders are competing for your mortgage by offering loans which waive the cost of Mortgage Insurance for loans up to 85% loan to value ratio, meaning your deposit can be 15%, not the previous entry barrier of 20%.

Most importantly, be sure to speak with different lenders to ensure you get the best value mortgage for you.

Builders often use terms such as ‘House and Land package’ or ‘Spec Home package’, but rarely explain the difference between the two.

As the name suggests, a ‘Spec Home’ is a home that it built on speculation. The builder includes various features in the home that it hopes buyers will find appealing.  Usually, a Spec Home is a package that is already under construction or is sometimes completed at the time of purchase.

A ‘House and Land Package’ is a package that has not been constructed and is usually in the planning stages at the time of purchase. As a House and Land Package is often purchased while still in the planning stages, there is normally some flexibility for buyers to select certain finishes, for instance, tiles, tapware, carpets, paint colours etc to suit their particularly tastes. A ‘House and Land Package’ starts with a basic package and gives you the freedom to modify the package to suit your needs.

The greatest advantages with buying a Spec Home are that you can enjoy the benefits of owning a brand new home without waiting several months before moving in. Further, as the house has already been constructed or is under construction, you can physically see what you are getting, as opposed to trying to imagine based on plans and drawings etc. For those who want to have the opportunity to actually walk through the home before making a purchase, a spec home may be the way to go. The same is true for those who do not have their heart set on including specific options in the home. While a Spec Home is not the right choice for those who want to choose every single detail of their new home, it is a great option for property investors, who can often quickly start receiving rental income.

Beechwood Homes currently have some fantastic ‘Home and Land Packages’ as well as three ‘Spec Home Packages’ at Jordan Springs, Sydney available.  For more information on these packages simply click here.
